The Story

Why the Redhead Realtor

It was never a marketing decision. It is what people around Cedar City already called him. Rather than fight the nickname, Steve put it on the truck.

Every market has a version of the same agent. Polished headshot, stock photo of a house, a slogan about dreams. Southern Utah has plenty. What it has fewer of is somebody who will drive out to the property before you do, tell you the number nobody wants to say out loud, and stay on the phone after the paperwork is signed.

Steve Holm is a licensed real estate sales agent based in Cedar City, Utah, brokered by eXp Realty, working across Southern Utah, in Iron, Washington, Kane and Sevier counties. He represents buyers and sellers in the purchase and sale of homes and land. Not rentals, not property management. Sales. That is the whole job, and doing 1 thing properly beats doing 5 things adequately.

He also holds a Utah contractor licence, which mostly shows up as a habit rather than a headline. Most agents can tell you a kitchen has been updated. Steve will tell you whether the work behind the drywall was done right. It does not replace an inspection. It means you get a straight read before you pay for one.

The nickname started as other people’s shorthand. The red hair, the flag-wrapped truck, the guy who actually answers. Somewhere along the way it stopped being a description and became the standard: if you can pick the agent out of a crowd, you can also hold him to what he said in it.

Outside the transaction he works with Southern Utah businesses on branding and marketing, and writes a weekly newsletter about the Cedar City market, with every number dated, sourced, and pulled for the right county.

St. George and Washington County

That is me on Dixie Rock, looking out over the whole valley. Working as a St. George Realtor starts with admitting that Washington County is its own market, with its own price levels, its own inventory and its own buyers, none of which describe a street in Cedar City.

I am glad to take St. George and Washington County clients, and I am a particularly good fit for the ones who want their home marketed like it matters. Most listings here get 3 photos and a shrug. Mine get video, a real audience, and somebody who picks up the phone on a Sunday.

That is the whole reason this matters. Almost every “Southern Utah market update” published online is Washington County data wearing a regional label. Quote it in Cedar City and you are quoting the wrong county. Quote Cedar City numbers in St. George and you have made the same mistake in reverse.

So I work both, and I keep them straight. St. George, Hurricane, Washington City, Ivins, Santa Clara, La Verkin and Toquerville get Washington County comparables. Cedar City gets Iron County comparables. When I hand you a number, you get told which county it came from and when it was pulled.

The Realtor Standard

Agent is a licence. Realtor is a promise.

Everyone selling real estate in Utah holds a licence. Not everyone is a REALTOR®. That word means membership in the National Association of REALTORS® and agreement to be held to its Code of Ethics, which asks more of you than state law does.

I go to NAR NXT because the job changes faster than most agents keep up with. Contract forms, disclosure obligations, how commissions get presented and paid. All of it has moved recently, and the agents who find out late find out from a client who got hurt by it.

Showing up to the conference is not a credential. It is a habit. But the habit is why I can answer a question about how the process actually works this year instead of how it worked when I got licensed.

I work all of it, which is exactly why this matters. Most “Southern Utah market update” content online is Washington County data. If a number was pulled for St. George, it does not describe a street in Cedar City, and the reverse is just as true.

Cedar City is its own Micropolitan Statistical Area, covering Iron County and nothing else. It is not part of the St. George metro area. Kanab sits in Kane County and Richfield in Sevier County, each with its own inventory and its own buyers. Knowing which set of numbers you are being shown is most of the work.

What areas of Southern Utah do you cover?
Cedar City and the rest of Iron County, St. George and Hurricane in Washington County, Kanab in Kane County, and Richfield in Sevier County, plus the smaller towns around each one.
Is Cedar City part of the St. George real estate market?
No. Cedar City is its own Micropolitan Statistical Area, CBSA 16260, Iron County only. St. George is a separate metro area in Washington County. Different markets, different numbers. A “Southern Utah” statistic only means something once you know which area it came from.
Do you work with first-time home buyers?
Yes, and there is no minimum price point. That means going through what the offer actually says before you sign it, what the inspection period is for, and which deadlines matter, at whatever pace you need.
Do you handle rentals or property management?
No. I am strictly a sales agent. I represent buyers and sellers in the purchase and sale of homes and land. For leasing or property management I will point you to someone local who does that work.
